Querencia is the deepest cut on the Corridor. Membership is required, the resort (Auberge's Esperanza is on the property) is small, and the Tom Fazio golf course is private. You don't drive past Querencia — you turn off to it, through a gate, and that's the last public road you'll see.
Pricing reflects the exclusivity. Entry-level homes start around $4M and the largest estates trade at $40M+. The community is small (under 200 homesites total) and resale is slow, which is what most buyers here want.

Do I need to be a member to buy in Querencia?
Yes. Querencia is a private club community. To own a home you must also hold a club membership. The initiation fee runs in the high six figures plus annual dues. Existing memberships sometimes transfer with the home; new memberships have a waitlist.
How long does it take to sell a Querencia home?
Months to a year, sometimes longer. Inventory is tiny and the buyer pool is screened. This is by design — slow resale is what most owners want when they bought in.
Can I play the golf course as a guest?
Only as a guest of a member. The Tom Fazio course is closed to all non-members. There's no day-rate or "play with a pro" option. Membership IS access.
